Access Statement for Hoopers Farm Cottage Introduction
The property is a converted Victorian barn situated on the edge of the historic village of Mayfield. The cottage is on the south side of the village approximately 5 minutes’ walk from the high street. The cottage has three bedrooms, all on the first floor. We look forward to welcoming you. Pre-arrival
  • There is full information about the property on our website www.hoopersfarmcottage.co.uk.
  • Bookings/enquiries can be made via email or telephone, availability and rates shown on the website.
  • A brochure can be sent on request.
  • Directions will be sent on completion of booking.
  • Railway station: Tunbridge Wells (approximately 9 miles away) – taxis available outside the station or Wadhurst (4 miles away) – local taxi 01435 867287 (Heffle Cars).
On arrival
  • The cottage sits in its own grounds secured by double wooden gates. There is ample parking for up to three cars. The drive is level and gravelled.
  • Cars can be driven close up to the entrance of the cottage for easy unloading.
  • The keys will be handed to you when you arrive or left in a pre-arranged place.
Entrance to the property
  • The cottage has a large porch/conservatory entrance. Boots and outdoor clothing can be left here. There is a boot scraper and a boot jack by the back door. In the summer there is a small table with four chairs in the porch and in winter logs for the wood burner are kept here. The front door that leads into the property from the porch has a 4” (10cm) step up to it.
  • There is a security light on the outside of the building which will light the entrance. Light switches can be found on the left hand side, inside the front door.
  • In the entrance hall there is a mirrored coat and hat rack on the wall.
  • A small WC with wash basin is situated off the entrance hall.
  • The entrance hall also houses the boiler (inside a cupboard), the washing machine, tumble drier and sink with drainer.
  • The floor surface of this part of the cottage is cushioned vinyl.
Living room and dining area
  • From the entrance hall there is a 2” (5cm) step down into the open plan living area which is carpeted throughout.
  • Triple sofa, a double sofa and a large easy chair.
  • Leather-topped desk with payphone, wifi router and desk lamp.
  • TV with ‘Freeview’ and internet, DBA/FM radio/CD digital system with iPod dock.
  • Wood burning stove.
  • Lighting provided by table lamps and standard lamp.
  • Dining table and six chairs, padded seats, two of the chairs have arms.
  • Smoke and carbon monoxide alarms fitted to ceiling.
Kitchen
  • There is a 4” (10cm) step up to the kitchen. Cushioned vinyl floor.
  • Worktop height of 3’ (92)cm.
  • Electric double oven and four ring hob.
  • Fridge freezer, standard size dishwasher, microwave.
  • High and low level cupboards.
  • Fire extinguisher and fire blanket fitted to wall.
Bedrooms
  • All bedrooms are on the first floor. The flight of stairs is 27” (68cms) wide and has 12 steps. There is a wall rope in addition to the banister.
  • Non-feather duvets and pillows provided through out.
  • Bedroom 1 – king size bed. TV with ‘Freeview’.
  • Bedroom 2 – double bed. There is a low beam in this room height of 64” (163cms)
  • Bedroom 3 – twin single beds. Door height is low at 62” (158cms)
  • The landing outside bedroom 3 has a low beam of 64” (163cms)
  • The low beams have warning notices on them and hanging ribbons to draw attention.
  • Fire extinguisher attached to landing wall.
  • Smoke alarm on ceiling.
Bathroom
  • Bath height 23” (60cm).
  • Grab handle attached to wall, non slip mat provided for bath.
  • Power shower over bath with over head shower and hand shower, curved shower screen opens outwards.
  • Ceramic tiles on floor and walls.
  • Mirrored wall unit over wash-basin with child-safe catch. Shaver point inside unit.
  • Heated towel rail.
  • Additional wall mounted fan heater.
Patio and garden
  • Glazed double doors open out to the patio area. Three wide 5”(12cm) steps down.
  • Large patio with garden table and six chairs.
  • Ornamental pond with fish, rigid safety grid just below surface of water.
  • Barbecue with tools.
  • Whirligig clothes line.
  • Steps down to lawn area – large garden with roses, mixed planting and mature trees.
  • Orchard with beehive – well away from cottage.
  • Garden is securely fenced.
  • Paddocks beyond garden belong to the property next door and frequently contain livestock.
Swimming pool
  • The heated outdoor pool is available for use from mid May to end September by arrangement with the owners.
  • The pool area is secure and entered by a heavy wooden gate.
  • Safety instructions are provided in the cottage information.
Additional information
  • Heating and hot water are provided by an oil fired boiler.
  • Logs are provided for the wood-burner in winter.
  • Good mobile phone reception.
  • No smoking policy inside the cottage.
  • Information file provided along with good selection of visitor attraction leaflets.
  • Linen and towels provided.
  • Up to two well-behaved dogs welcomed.
